How we work.
The detail behind the front page: what we do, who we do it for, how the process runs, and the work we have already shipped.
Four ways we help.
GrivoBlinx is an AI consultancy first and a build shop second. Most clients start with an advisory session. Some need training. Some need a tool built. Some need a certified expert to design and deliver AI training for their organisation. We tell you which applies - and we only build when building is genuinely the right answer.
We tell you what to actually do.
Not a vague AI strategy. A specific assessment of your workflows, an honest view of what AI can and cannot do for your business, and a clear plan you can act on - whether you build with us or not.
You leave with an actionable AI application plan.
We teach you to use it yourself.
We run hands-on sessions built around your actual tasks, not generic AI training. By the end, you and your team know how to apply AI to the work you do every day. No jargon. No theory. Practical, from the first session.
You leave knowing how to use AI for your specific work.
We build the tool, if it warrants one.
When advisory reveals something that genuinely needs a bespoke solution - a quoting tool, a document generator, a workflow automation - we scope it and build it. Around how you already work, not how we think you should.
You get a working tool in under four weeks.
We write and run AI courses for your organisation.
For training companies and L&D teams who need a credible AI subject matter expert, not a slide deck from the internet. We design bespoke AI programmes for your audience, your sector, and your learning outcomes - and deliver them under your brand if needed.
Your learners leave able to apply AI to their actual roles.
Who this is for
Rooted in construction and design, but the problems we solve are not sector-specific. Repetitive admin, inconsistent documents, manual follow-ups, information buried in spreadsheets - these happen in every industry.
If your week includes tasks you have done before and will do again identically next week, Claude AI can help with that. We have worked with trades, architects, consultants, letting agents, and sole traders. If the problem is repetition, the sector rarely matters.
What actually changes.
Before
Writing every quote from scratch
After
Quotes generated in minutes, trained on your own rates and job types.
Before
Chasing the same things manually
After
Invoices, follow-ups, reminders. Set once. Running on their own.
Before
Documents built from memory
After
Populated automatically from your project data. Complete. Consistent. Checked.
“Most people come to me not knowing exactly what they need. That is fine. Working out what you actually need - and being honest when AI is not the answer - is part of what I do.”
George Billam, Claude Certified Associate and Founder, GrivoBlinx

Real results from real businesses. Every number on this page came from a tool already in use.
The trades, design practices, and construction firms.
The trade business
You're a builder, electrician, painter, plasterer, plumber or joiner. You run on WhatsApp and gut feel. You want your evenings back, not a tech project.
The growing business
You're scaling up and the admin is starting to catch up with you. You need systems, not more staff.
The experienced professional
You've been doing this for decades and you've heard a lot about AI. You want to know what it actually means for someone like you, without the hype.
The hands-on specialist
You run a tight operation and know your trade inside out. You want specific tools for specific problems, not a digital transformation.
Built in the real world.
Used every day.
Built for real businesses. Used in the real world. Not demos, not concepts. Tools that are in active use every day, designed from the inside out.
Bespoke Quoting Generator
Client type
Building contractor / trades business
Team size
Single operator to small team
Stack
Next.js PWA · React PDF · Microsoft Graph API · OneDrive · WhatsApp deep-link · Nodemailer · TypeScript
Problem
Quotes were being built manually every time — copy-pasting from spreadsheets, reformatting for each client, no consistent structure. Hours of admin per week, and still inconsistent output that didn't reflect how the business actually priced work.
Solution
A bespoke form-based app that runs on phone, iPad or laptop. The builder enters job details, their own rates and mark-up percentages, and the quote is calculated in real time. One tap exports a consistently-formatted PDF, auto-drafts the client email ready to send, and generates a WhatsApp message with a direct link to the quote hosted on the builder's own OneDrive — no new subscriptions, no new tools. Just the ones they already have, rolled up and working together with a few clicks.
Result
Hours of quote admin cut to minutes. Same format, every time. Built around how they actually work.
Fee Proposal Generator
Client type
Architecture practice
Team size
6 people
Stack
Next.js · OpenAI API · Google Docs API · TypeScript
Problem
Fee proposals were taking 1.5–2 hours per enquiry. Every one was built from scratch, even for similar project types. The process was inconsistent and depended entirely on who was writing it.
Solution
A tool that takes a short brief input and produces a fully-formatted, client-ready fee proposal in under 15 minutes, trained on the practice's own templates and fee structures.
Result
From 2 hours to 15 minutes. Used on every new enquiry.
Client type
Renovation builder / homeowner clients
Team size
Consumer-facing
Stack
Next.js · Land Registry API · RICS/BCIS data · Stripe
Problem
Builders were spending time on site visits and quotes for clients who had no realistic idea of budget. Jobs were falling through after significant time invested.
Solution
A multi-step renovation cost calculator that gives homeowners a realistic cost range before they call a builder, filtering out non-starters and setting expectations before the first conversation.
Result
Fewer wasted site visits. Clients arrive pre-qualified.
Building Regulation Notes Automation
Client type
Architectural technologist
Team size
Solo practice
Stack
Python · Word API · Airtable · Automation Scripts
Problem
BR notes were being written from scratch for each project: same structure every time, but always dependent on someone remembering every applicable clause. One missed scope change could mean a missed note.
Solution
A document generation system that draws project-specific data to populate a structured BR notes template. Built-in scope parameters determine which notes apply, so nothing is missed and nothing irrelevant is included. The professional still reviews and validates every note. The tool handles the structure; the trained eye handles the judgement.
Result
Consistent, complete BR notes. The systematic part is automated. The professional expertise stays exactly where it should.
Client type
Extension builder / structural contractor
Team size
Consumer-facing
Stack
Next.js · RICS/BCIS data · Regional multipliers · Stripe
Problem
Extension enquiries varied wildly in scope and budget expectations. Contractors were pricing jobs only to find the client had half the budget required.
Solution
An extension cost estimator covering rear, side, two-storey and loft conversions, with regional cost multipliers and spec levels, so contractors and clients reach the first meeting on the same page.
Result
Better-qualified leads. Faster quoting conversations.
Revit / Dynamo Automation Suite
Client type
BIM practice
Team size
12 people
Stack
Dynamo · Revit API · Python · BIM 360
Problem
End-of-stage drawing issues were a half-day exercise: updating title blocks, exporting to PDF, uploading to BIM 360, updating the drawing register. All done manually.
Solution
A suite of Dynamo scripts that handles everything: title block updates, PDF export, BIM 360 upload, and register sync, triggered by a single button press.
Result
End-of-stage drawing issue reduced from half a day to under an hour.
Client type
Developer builder / property investor
Team size
Consumer-facing
Stack
Next.js · Land Registry Price Paid API · postcodes.io · SDLT/CGT calculations · Stripe
Problem
Developer builders were running flip viability on gut feel and rough spreadsheets, missing SDLT surcharges, CGT exposure, and professional fees that killed deals that looked profitable on paper.
Solution
A four-step flip ROI calculator with live Land Registry comparables, full SDLT (including additional dwelling 3% surcharge), CGT at 24%, professional fees, and a confidence score based on comparable sale volume. Produces a £29 Flip Intelligence Report.
Result
Deals assessed in minutes. Hidden costs surfaced before commitment.
These are just some examples. We've also built reporting tools, client portals, RFI systems, and more. Ask us what we've built for your sector.
No fluff. A specific thing, built well.
We keep the process tight. You shouldn't need to commit months of time to get a working tool. Most first builds go from conversation to delivered in under a month.
Discovery
1 hourWe spend an hour understanding how you actually work: your tools, your pain points, your templates. No questionnaires, no sales process, just a conversation. That conversation is with George, not a consultant or account manager. The person who will build your tool.
Scope
1–2 daysWe define a specific, buildable solution with a clear outcome. Not a vague "AI strategy" document. A specific tool that does a specific thing.
Build
2–4 weeksWe build it. Usually 2–4 weeks for a first working version. You get access as it develops, you test it against real work, and we adjust.
Iterate
OngoingMost clients add features or commission new tools after the first one lands. We don't lock you in.
You work with the person who builds it. GrivoBlinx is founded by George Billam - 18+ years in the construction and design industry, Claude Certified Associate, and the person who actually writes the code.

What this means for you
When you hire an AI consultant, you are taking it on trust. There is no shortage of people who say they are good at AI. Almost none of them have been tested on it by the company that built it.
The Claude Certified Associate accreditation is not a course completion certificate or a badge for turning up. It covers the full picture of professional AI application - prompting, output validation, ethics, governance, data privacy, and real-world workflow redesign. George has been examined on all of it.
That means when we recommend something, you can be confident it is grounded in tested knowledge - not guesswork dressed up as expertise.
